Inspired by the ancient Stadium of Amantia, the architectural volumes are presented as sculpted peaks and terraces, organized around a central urban square. A vertical, slender, and monumental element—resembling an ancient menhir—rises in the square as an orienting symbol, visible from afar across the city. Together, these elements create an urban landscape that evokes a modern “highland” in the heart of Tirana.

The project for the Revitalization of the “Selman Stërmasi” Stadium represents one of the most significant urban and sporting interventions in Tirana, aiming to transform a historic facility into a contemporary multifunctional center of European standards.
Initiated by the Albanian Investment Corporation in collaboration with the Municipality of Tirana and the Albanian Football Federation, the project was developed through an international design competition organized by the National Agency for Territorial Planning.

International Competition Winners
Our company, in collaboration with local partners and prestigious international studios OMA, LOLA, and Royal HaskoningDHV (RH DHV), was declared the winner of the contract for:
“The design and development through entrepreneurship of the investment project ‘Revitalization of the Selman Stërmasi Stadium, Tirana’.”

Project Vision
At the heart of the project lies the transformation of the “Selman Stërmasi” Stadium into a modern sports infrastructure designed according to UEFA standards, guaranteeing dignified conditions for football activities and international events.

The architectural and urban concept integrates:

• A new stadium equipped with contemporary technology.
• Accessible public spaces and urban squares.
• Commercial, service, and entertainment functions.
• Sustainable and eco-friendly solutions.
• Year-round activation of the area, even outside the match calendar.

This project is not just a sporting development—it creates a new urban, economic, and social pole in the heart of the city, enhancing the quality of life, encouraging investment, and generating a long-term impact for the community.

The revitalization represents an integrated model combining sport, architecture, real estate development, and public space. In collaboration with international design studios and our local expertise in development and execution, the project sets a new standard for strategic investment in Albania.

A New Urban Icon for Tirana
The new “Selman Stërmasi” Stadium is conceived as an integral part of a sustainable urban neighborhood, oriented toward sports, physical activity, and improving the quality of life.
Our strategy for the competition zone and the surrounding space aims to create a new, dynamic, and sustainable pole that organically connects two of Tirana’s most important areas: Komuna e Parisit and The Blloku.

Beyond the stadium, the project envisions:

• Restaurants and panoramic terraces.
• Playgrounds and commercial units.
• Residential spaces and offices.

These are organized around a new multifunctional square with greenery and a sporting focus. This square is designed as the heart of the project—a flexible public space that adapts to different functions: match days, ordinary days, or major events.
In this way, the area remains a vibrant and attractive space for the community at all times. The square serves as a meeting point for citizens and fans, offering diverse activities and a comprehensive urban experience. The buildings surrounding the square reinforce the urban character of the area, with volumes carefully modeled to increase public space while integrating a range of public and private functions, including a significant residential offering.

An International Vision for Residential Development in Albania
A new chapter in Albanian residential architecture is taking shape in Mullet. In collaboration with the prestigious international studio OMA – Office for Metropolitan Architecture, the Masterplan and Architectural Concept phase of this exclusive development has been successfully completed. On January 24, 2024, the masterplan was officially submitted, marking a key moment in the realization of a project with global standards.
Following this phase, detailed studies on materiality and facade treatments have been developed, aiming to guarantee high architectural quality and a unique identity for the project.

123 Villas – A New Elite Community
The masterplan includes 123 residential villas, organized into three categories:

• Type S Villas: 25 units, 1 typology
• Type M Villas: 61 units, 3 typologies
• Type L Villas: 37 units, 3 typologies

This typological diversity creates a structured and harmonious community where contemporary architecture integrates naturally with the area’s landscape, offering privacy, space, and elegance.

Residential Experience with Premium Services
The project also envisions the development of a Members’ Club / Private Club Zone, featuring outdoor spaces, dedicated services, and parking, transforming this residence into a lifestyle destination of international standards.

Modern Architecture in Harmony with Nature
In one of Tirana’s most sought-after and elite areas, near the Artificial Lake, the newest residential and services project by A.I.C. is under construction, with full completion expected during 2026.
Conceived with a contemporary vision, the building is designed to integrate naturally with the existing urban landscape, making optimal use of surrounding connections and access points. The ground floor is designed as a recessed volume from the building’s perimeter, creating a wide public pedestrian space that surrounds the park planned for the northern part of the building. This recreational and relaxing zone opens directly toward the Artificial Lake, offering a unique living experience amidst greenery and water.
Two underground floors are designed for parking and technical facilities, guaranteeing maximum functionality and convenience for residents. All floors, with the exception of the ground and first floors, are designated for residential use, offering modern apartments with high-quality standards.
This project represents a strategic investment in one of the capital’s areas with the highest residential potential, combining elegant architecture, functionality, and a direct connection to nature.
